ان الهدف من تسعير بنود المشروع هو الوصول الى قيمة المشروع الكلية بكل دقة وفقاً للكميات التى تم حصرها سواء من واقع حصر فعلى يقوم به المقاول فى حالة العقود المقطوعية Lump sum او على اساس الكميات الموجودة فى جدول المقايسة فى حالة عقود سعر الوحدة Unit rate. وتفرغ قيمة التكلفة المباشرة كل بند فى جدول معد لذلك.

هناك أساليب كثيرة لتخطيط المشروع من أشهرها طريقة المسار الحرج والذى يرتكز أساساً على عمل نموذج تخطيطى يسمى بالشبكة والتى تعرض الأنشطة التى يجب تنفيذها فى المشروع والعلاقة بينها. وتتمثل خطوات عمل التخطيط لمشروع في:

• تقسيم المشروع إلى أنشطة
• تحديد العلاقة بين الأنشطة
• تمثيل الأنشطة على الشبكة
• الجدولة الزمنية للمشروع

Cost Estimate and Price Breakdown

Ceramic works and plaster works cost estimate should be estimated in accordance with the updated prices of raw materials.

Cost Estimate (M2 Ceramic for Floors & Walls)

Some particular details in the technical specifications of plaster works should be taken in consideration when estimate the plaster price, but in the following example the necessary and minimum required information are used in cost estimate. and this example separate rough sub-base (TARTASHA) and final layer (TAKHSHEEN) in terms of materials and workmanship.

as mentioned in earlier lecture, it is important to specify each of cost and price in order to perform the project budget. Bill Of Quantities (BOQ) is the first document which the estimator should create and consider according to the pre-prepared WBS. for each item of works the estimator should perform its cost divided into cost categories like (Materials, Man bower, Equipment, and Sub-Contractor).

Price consists of cost plus all expenses which related to the project and the organisation. this means that the price divided into Direct Cost and Overheads (Indirect Cost, Taxes, Insurances, Profits, .etc.).

التدفق النقدي Cash Flow هو خطة تمويل المشروع منذ البداية حتى النهاية ومن ثم فمن الضروري توقيع التدفق النقدي على خريطة Gantt. هناك نوعان من التدفق

• تدفق خارج Cash Out
• تدفق داخل Cash In
• الفرق بينهما هو قيمة الأرباح ويسمى Mark Up
• تعرف التكلفة المقدرة لإنجاز المشروع بـ Budgeted Cost
• تكلفة الأعمال وفقاً لنسب الإنجاز المخططة تسمى (BCWS) Budgeted Cost for Work Scheduled
• تكلفة الأعمال وفقاً لنسب الإنجاز الفعلي تسمى (BCWP) Budgeted Cost for Work Performed
• تكلفة الأعمال الفعلية حتى تاريخ محدد تسمى (ACWP) Actual Cost for Work Performed

Urban Activities

Urban activities in Egypt are organised by several laws, the most famous law is building's law 119/2008 which is known in media as "Unified Building Law". Also in order to control and organise demolition of non ramshackle buildings the Egyptian government issued the law 144/2006 for Demolition and conservation of  architectural heritage.

Building's law controls issuance of several permission for many urban activities as shown in the above figure, while demolition law controls only issuance of demolition permission for non-ramshackle buildings.

The most famous  permission is issued by municipality is Permission for establish new building.
